For years, the reflex answer to "where should we go tonight?" in Gilbert has been the Heritage District. The brick-front blocks around Water Tower Plaza did the heavy lifting while Agritopia held down the south end and SanTan Village handled the mall crowd. Summer 2026 quietly ended that arrangement.
Three openings landed within six months of each other, each anchoring a different corner of town, and a fourth cluster broke ground north of the freeway. For a resident, the practical effect is this: the decision about dinner now starts with geography, not with a default.
Three Poles, Not One Downtown
The Heritage District still leads on programming and walkability. What changed is that Epicenter at Agritopia and Northside at SanTan Village both added a marquee dining name this year, and each has enough surrounding tenants to be a full evening on its own. Add the coming Heritage Park build-out at Gilbert Road and Elliot, and Gilbert will have four discrete dining anchors within a fifteen-minute drive of each other by early 2027.
That matters because it changes how you plan. A weeknight in the Heritage District is a different proposition than a weeknight at Epicenter, which is different again from SanTan Village. The list below sorts what actually opened, what is on the calendar, and where the summer programming is still concentrated.
Northside at SanTan Village: A Steakhouse Arrives
The most consequential opening of the summer was a Texas import. Perry's Steakhouse & Grille opened its first Arizona location on Monday, June 8, 2026, an 11,000-square-foot space in Northside at SanTan Village that accommodates up to 350 guests. The Gilbert restaurant marks the entry into Perry's twelfth market.
Two details worth knowing before you book. First, the lunch calendar. Perry's iconic Pork Chop Friday Lunch features a lunch-cut portion of the chop, whipped potatoes and homemade applesauce for $22 on Fridays from 10:30 a.m. to 5 p.m., the only day of the week the steakhouse opens for lunch service, with the first Pork Chop Friday held on June 12, 2026. Second, the private dining footprint. The new location includes four private dining rooms serving parties from 8 up to 80. That is the largest private-event capacity added to south Gilbert in years, and it will pull corporate dinners that used to route to Scottsdale.
The address is 1865 S. Santan Village Parkway, tucked into the Northside development off Loop 202. If you have been avoiding SanTan Village because it read as a mall, this one is worth the reintroduction.
Epicenter at Agritopia: The Mission Takes Over
The Agritopia end of town made its move in January. The Mission opened at Epicenter at Agritopia, marking the third outpost from Chef and Partner Matt Carter, following the longtime locations in Old Town Scottsdale and Kierland Commons. The Mission Gilbert took over the space occupied by Belly Kitchen & Bar.
The lineup that surrounds it is what makes the Agritopia pole work. Epicenter's drinking and dining tenants now include Spinato's Pizzeria, Buck & Rider, Beer Barn, Gadzooks Enchiladas & Soup, Matt's Big Breakfast, Salt & Straw, Source, and UnderTow. You can start with a cocktail at UnderTow, eat at The Mission, and finish with Salt & Straw without moving your car. Very few Gilbert clusters offer that density.
The design of The Mission Gilbert was led by Scottsdale-based architectural duo Mendil + Meyer, who also oversaw the interiors of The Mission Kierland and Fat Ox. The room carries The Mission's defining elements, including its warm interiors and Himalayan salt brick walls. If you know the Kierland or Old Town rooms, the Gilbert one will feel familiar on purpose.
What Is Still Landing This Year
Three additional openings are already announced and worth putting on the calendar:
- Luna Grill, second Valley location. The Gilbert location is one of four expansion restaurants in 2026 and will join a Mesa location to form an East Valley pairing. Customizable Mediterranean bowls, plates, and wraps at a fast-casual price point.
- Tony Gemignani's fast-casual concept, first Arizona locations. Thirteen-time world pizza champion Tony Gemignani is expanding his fast-casual concept, known for its wide range of regional pizza styles, with his first Arizona locations in Gilbert and south Tempe.
- Heritage Park at Gilbert Road and Elliot. Ghost Donkey, Palma, and Blue Sushi Sake Grill, all members of Flagship Restaurant Group, will have new homes in Gilbert.
The Heritage Park piece is the largest structural change to Gilbert's dining map on the horizon, and it deserves its own read below.
Summer Programming, When It Is Too Hot to Cook
Between roughly late June and early September, dinner out becomes less about the food and more about which patio has a shade angle that works. The Heritage District still concentrates the programming.
The Saturday farmers market shifts to a summer schedule. The Heritage District Farmers Market is open Saturdays, 8:00 AM to 12 Noon October through May and 7:00 AM to 11:00 AM June through September, located behind the Park University and University of Arizona building on Vaughn Avenue. The earlier summer window is not arbitrary. Anyone who has tried to shop outdoors at 10 a.m. in July knows why the vendors want you in and out before the pavement heats.
A few standing programs worth marking:
- Family Nights at Harvest in the Heritage District. A free family-friendly concert series presented by Felix Construction at Heritage Park, 9655 N. Gilbert Road, with performances scheduled through June.
- Gilbert 4th of July Celebration. The 2026 Gilbert 4th of July Celebration, sponsored by Earnhardt Hyundai San Tan and Haydon Companies, LLC, is a free family-friendly event on Saturday, July 4th at Gilbert Regional Park.
- Postino's Battle of the Bruschetta. A series of limited-edition bruschetta flavors where each two-week round features two new varieties, guests try both and vote by QR code, and winners advance toward a final showdown.
- Backyard Gilbert High Keys Wednesday. Cactus Keys takes over Backyard Gilbert for a dueling pianos showdown on Wednesdays.
- Arizona Wilderness Brewing Gilbert Brewhub. Wednesday tasting room movie nights at 7 PM.
None of these are new for 2026. The reason to list them is that most of Gilbert's summer content skews toward the openings and forgets the programming that residents actually structure their weeks around. If you have kids, Family Nights at Harvest and the July 4 celebration at Gilbert Regional Park are the two dates to lock first. Everything else fits around them.
The Heritage Park Question
The single largest change to Gilbert's dining geography is not a restaurant. It is a ten-acre construction site.
The Heritage Park development is a 10-acre project that will offer a luxury apartment community with 288 units, retail shops, more than 300 parking spots, and will hold its first openings in 2026 with full completion scheduled for March 2027, delivering more than 30 combined restaurants and retail shops. The three restaurant names already attached to it, Ghost Donkey, Palma, and Blue Sushi Sake Grill, are all Flagship Restaurant Group concepts, which is a signal about the caliber of tenant Heritage Park is targeting.
The Town is treating this as a signature build, not infill. Gilbert Mayor Scott Anderson said the East Valley community is the "ideal setting" for the project, describing Heritage Park as a signature piece of the Heritage District that will offer a unique blend of dining, retail, and residential spaces.
For residents planning around construction, the Town has stood up a dedicated tracking site. If you live in the older streets adjacent to the district and are trying to figure out which garage will still be usable next Saturday morning, that is the page to bookmark.
Two takeaways from the Heritage Park build. First, the 288 apartments will change foot traffic patterns in ways that current district regulars will feel. Second, thirty new retail and restaurant bays coming online between now and March 2027 is enough supply to reshape rent expectations for existing operators. The next eighteen months are the last stretch of "old" Heritage District.
How to Think About the Rest of the Summer
If you have been on autopilot with dinner reservations, the practical prompt is this. Try Perry's before the corporate calendar catches up in the fall and the reservation book tightens. Route a weekend errand through Epicenter now that The Mission has settled in, and let Salt & Straw close the loop. Keep the Heritage District for Saturday mornings at the farmers market and Wednesday nights at Backyard Gilbert or the Brewhub. The town has enough dining anchors now that the question is no longer "is there somewhere new to go?" It is "which corner of Gilbert do we want to be in tonight?" That is a different, better problem.
